Our standard tenant screening process does not involve any credentialing (site visits etc) for the landlord. This process however does involve (as required by law) that the tenant verify their identity and authorize the release of the report to the landlord.
Upon checkout, our system sends an email to the applicant at the address provided by the landlord. This email contains a link which takes the applicant to our internal application form in which the applicant fills out their personal information including name, current, address, SSN, and Date of Birth. By agreeing to the terms in this form, the applicant is authorizing LandlordStation and Trans Union to release their information to the landlord.
The following step validates the applicant identity through KBA (knowledge based authentication) which asks the applicant 1-3 questions about their past in order to verify that they are the person they say they are. These questions are multiple choice and may include such things as previous addresses, phone numbers, zip codes etc.
In total this process should take 5 minutes or less for the applicant to complete. Once these steps have been completed, the report is run and placed in the landlord's account.
