We have had some recent upgrades to the tenant's side of the process. It is now mobile-friendly and designed to be a little more straight forward. We know that you, as the landlord, would still like to have an idea what your applicant is seeing on their end, so we wanted to provide you with the steps. As always, if you or your applicant has a question, we can be reached at info@landlordstation.com.
Step One.
This will be the first step your applicant sees. It's as easy as glancing over the information and choosing the green button to get started.
Step Two.
Step two is the part where your applicant will fill in their information. If you've had them fill out one of our online applications through your account with us, much of this information will be pre-filled for them. They will need to check over it and add anything left blank. The information is kept secure through encryption and goes straight through to Trans Union.
Step Three.
The questions below are just examples of what your applicant may see. They are not necessarily the ones that they will see. These questions are pulled from their credit history so that we can verify that the person providing authorization is the same one who owns the SSN provided in the previous step. (We'll give you an example of what happens if your applicant answers the questions incorrectly after Step Four.)
Step Four.
That's it! Once your applicant completes their authorization we will receive notice and be able to make that report available to you, the landlord. If the report is returned with potentially erroneous criminal reports, it may take longer than the usual 15-20 minutes. We want to make sure to provide you with the most accurate information available, so there could be a bit longer than usual delay when this happens. You'll see the report 'Pending' if that happens. Don't worry, we'll send over an email to let you know as well.
Possible Errors
If your applicant does not answer the verification questions correctly, they may get locked out of the system. Please see below for the error that they will receive for this. This may also show if they do not have enough credit history to pull the questions from. If this is the case, Trans Union may ask for additional documentation that they will need to fax/email in. As always, if you or your applicant have any questions at all, please feel free to let us know. We're always happy to help.
